No two homes are the same — each property needs a professional set of eyes to decipher its current state and translate that into clear, actionable information. Here's exactly what happens from the moment you book.

The inspection process starts from the moment you book. Once a booking is confirmed, you'll receive an emailed welcome package confirming the location, date, and time of your inspection.

The email contains a short questionnaire to help us learn more about your plans with the home. Are there items you're already curious about? Planning a renovation, adding air conditioning, or converting the basement to an income suite? These are all things Ridgeview can help guide you on. Our full scope of inspection is also included for your review.

During Your
Inspection

With Ridgeview, you can expect our inspectors to arrive on site early and ready to work. We research the property prior to attending so we're prepared from the first minute.

If we're inspecting a strata property, we request access to all relevant common areas — boiler room, roof, electrical room, and parking garage. These areas are included at no extra cost, with findings reviewed at the completion of the walkthrough.

We process every square inch of the property, recording images and video for your digital report. We ask clients to give us a bit of space during this phase so we can follow the thorough system behind the quality we're known for.

After Your
Inspection

Once the inspection is complete, we invite you for a thorough in-person walkthrough — room by room, discussing findings and answering every question. We never rush you; we stay as long as needed. Seeing things up close in person, rather than on an iPad or in a quick verbal debrief, is one of our biggest differences from the competition.

Later that same day, you'll receive your fully digital report with photos and videos — yours to reference for life. You'll also leave with our complimentary Home Reference Binder. And our services don't have an end date: call us anytime with questions, whether that's the same evening or years down the road.

The time it takes can vary from property to property, but a general guideline is: 3 hours for a detached home, 2.5 hours for a mobile home, 2 hours for a townhouse, and 1.5 hours for a condo unit.
