What Is EIFS?
EIFS — Exterior Insulation and Finish System, often called synthetic stucco — is a multi-layer cladding built from rigid foam insulation board attached to the wall, a base coat with embedded reinforcing mesh, and a textured acrylic finish coat. From the street it can be nearly indistinguishable from traditional hard-coat stucco, but underneath it's a fundamentally different assembly: foam and acrylic rather than cement over lath. It was widely used in BC from the 1980s through the 2000s on both houses and multi-family buildings.
Face-Sealed vs. Drainable Systems
The critical distinction is how the system handles water. Older "face-sealed" or barrier EIFS relied entirely on the outer surface and sealant joints staying perfect — there was no path for water to escape once it got behind the finish. In coastal BC's climate, water always eventually finds a way in at windows, penetrations, and failed sealant, and in a barrier system it soaks into the foam and the sheathing behind it with nowhere to go. This is the same face-sealed thinking that drove the leaky condo crisis. Modern drainable EIFS, standard since the rain screen era, adds a drainage plane and weep details behind the foam so incidental water can escape.
Why It's a Concern
The damage in a failing EIFS wall is concealed — the finish coat can look fine while the sheathing and framing behind it rot. Because the surface is only a thin acrylic layer over foam, it's also softer than traditional stucco: it sounds hollow when tapped, dents from impact, and woodpeckers can (and do) drill straight through it. Moisture problems concentrate at the details: window perimeters, missing kickout flashings where rooflines meet walls, sealant joints past their service life, and cladding that runs too close to grade.
What We Look For
- Whether the system appears to be barrier or drainable, and how that fits the building's era
- Condition of sealant at windows, doors, and penetrations
- Kickout flashings at roof-wall intersections, a very common omission
- Clearance between the cladding and grade, decks, and roofing
- Impact damage, woodpecker holes, cracking, staining, and signs of past repairs
- Elevated moisture readings at suspect details, using a moisture meter and thermal imaging where conditions allow
What this means for you
If the home has older face-sealed EIFS, a standard visual inspection has real limits — concealed damage can only be confirmed with invasive moisture testing by a building envelope specialist, which is worth considering before removing subjects. Some insurers and lenders also ask specifically about EIFS, so raise it with your broker early rather than after an accepted offer.
If the Home Has EIFS
Drainable EIFS in good condition, with maintained sealant and proper flashings, can perform well — the material itself isn't the problem, the water management is. For barrier-era systems, the practical questions are whether moisture testing has been done, whether repairs or a retrofit are documented, and what the maintenance history of the sealant joints looks like. Budget for ongoing sealant maintenance either way; it's the system's first and most important line of defence.
