Coastal BC's climate — high rainfall, elevated humidity, and long wet winters — creates ongoing conditions favourable to mold growth whenever moisture management fails somewhere in a home. Mold itself is rarely the root problem; it's almost always a symptom of excess moisture from a leak, poor ventilation, condensation, or a failed building envelope.

There's no established "safe" amount of indoor mold — the standard guidance is simply to find and fix the underlying moisture problem rather than focus on identifying the mold species.

- Roof, flashing, and plumbing leaks, both active and historical

What this means for you
A standard home inspection includes a visual assessment for signs of moisture and mold, using tools like a moisture meter and thermal imaging to help identify problem areas that aren't visible to the naked eye. If mold is confirmed or extensive, professional remediation is generally recommended rather than a surface clean, particularly for areas larger than about one square metre.
