What Is Radiant Ceiling Heat?
Radiant ceiling heat is an electric heating system where the ceiling itself becomes the heat source. It comes in two main forms: resistance heating cable embedded directly in the plaster or drywall ceiling, and surface-mounted radiant panels. Both were popular in BC homes from roughly the 1960s through the 1980s, when electricity was inexpensive and the systems were marketed as clean, silent, and maintenance-free. Each room is typically controlled by its own wall thermostat.
Why It's a Concern
The core issue is that embedded systems can't be seen, and they generally can't be repaired. When a section of cable fails — from age, or from a screw or pot light installed decades later — the practical options are usually abandoning that zone or adding a different heat source for the room, not fixing the cable inside the ceiling. Renovation damage is the most common cause of failure we encounter: ceiling fans, recessed lighting, and even drywall screws from a past project can sever a cable without anyone realizing until the following winter. Operating cost is the other consideration — electric resistance heat is one of the more expensive ways to heat a home at today's rates, which is why many owners eventually convert to heat pumps or baseboards.
What We Look For
- Whether each zone actually produces heat, verified with thermal imaging where conditions allow
- Thermostat operation and response in each room
- Ceiling penetrations — pot lights, fans, fixtures — that may have damaged embedded cable
- Signs of past ceiling repairs or texture patches that could indicate earlier damage
- In attics, whether insulation or renovation work has affected the system above
What this means for you
Radiant ceiling heat isn't typically an insurance issue the way older wiring can be, but it's worth confirming which zones work before removing subjects — a dead zone usually means budgeting for an alternative heat source rather than a repair. And if you buy the home: never drill or screw into a radiant ceiling without locating the cables first.
Living With — or Replacing — the System
A functioning radiant ceiling can be perfectly comfortable, and many owners keep them running for years. The common long-term path in our area is conversion to a heat pump, which cuts operating costs significantly and adds cooling. If you plan renovations, document the system's layout first — once a ceiling is opened or penetrated, the heating cable is easy to damage and hard to save.
