What buyers of rural and semi-rural Fraser Valley properties should know about septic systems, BC's regulations, and why a dedicated inspection is worthwhile.

Why Septic Systems Matter in Our Service Area

Across much of the Fraser Valley — including parts of Langley, Abbotsford, Maple Ridge, and Chilliwack — many properties are not connected to municipal sewer and rely instead on an onsite septic system to treat and disperse wastewater. When a septic system is well maintained, it's easy to forget it's there. When it isn't, the costs can be significant.

How Septic Systems Are Regulated in BC

Onsite sewerage systems in BC are governed by the Sewerage System Regulation under the Public Health Act. Only an "Authorized Person" — a Registered Onsite Wastewater Practitioner (ROWP) or Professional Engineer — is legally permitted to design, install, repair, maintain, or inspect a septic system. Systems installed after 2005 are required to have a maintenance plan; older systems typically don't, and a ROWP can help develop one.

What a Standard Home Inspection Does — and Doesn't — Cover

A general home inspection will note that a property has a septic system and assess visible plumbing fixtures inside the home, but it does not include a detailed evaluation of the tank, drain field, or underground components. That level of assessment requires a specialized septic inspection by an Authorized Person, which may include pumping the tank to examine internal components, a dye test, or a camera inspection of the lines.

Questions Worth Asking Before You Buy

  • When was the system last pumped, and is there a maintenance history?
  • What is the age and type of the system, and does it meet current regulations?
  • Is there a Record of Sewerage System on file with the relevant health authority?
  • Does the system's capacity match your household's expected water use?

What this means for you

A failing septic system can cost tens of thousands of dollars to replace. If you're buying rural or semi-rural property in our service area, we recommend a dedicated septic inspection by a ROWP as a condition of your offer, in addition to your general home inspection.
