Where We Inspect Homes

The Tri-Cities cover everything from Burke Mountain's newer hillside construction to riverside properties in Port Coquitlam and mountain-view family homes in Port Moody. It's the area where we do the largest share of our inspections.

The North Shore ranges from post-war family homes in Lynn Valley to hillside estates in the British Properties and waterfront properties in Deep Cove and Caulfeild. Further up the Sea-to-Sky Highway, Squamish brings its own mix of hillside, riverside, and newer downtown construction, with a notably wetter climate that shapes what we look for.

Burnaby and New Westminster sit between Vancouver and the Tri-Cities, connected by SkyTrain and sharing a mix of established neighbourhoods, century-old heritage homes, and dense, transit-oriented condo development.

Richmond and Delta sit on the Fraser River delta, where flood construction requirements and high water tables shape almost every inspection — alongside Richmond's mix of heritage Steveston homes and condo towers, and Delta's three distinct communities of Ladner, Tsawwassen, and North Delta.

Further east, lot sizes grow and the housing mix broadens — established family neighbourhoods, fast- growing new construction, and acreage properties with wells and septic systems becoming more common the further out you go.
