Before Your Inspection

The inspection process starts from the moment you book! Once a booking is confirmed you will receive an emailed welcome package confirming the location, date and time of inspection. The email contains a questionnaire to help us learn more about your plans with the home; are there items you’re already curious about? Are you planning a renovation? Add air conditioning or maybe convert the basement to an income generating suite? These are items that Ridgeview can assist you with. WHAT TO EXPECT

During Your Inspection

No two homes are the same, each property needs a professional set of eyes to decipher its current state and translate that to you. With Ridgeview you can expect our inspectors to arrive on site early and ready to work. We research the property prior to attending to get ourselves prepared and ready for the inspection.

If we are inspecting a strata property, we request access to all relevant common properties (boiler room, roof, electrical room and parking garage). If the strata corporation gives us access to these areas they will be included at no extra cost and findings will be reviewed with you at the completion of our walkthrough. Helping you understand not only what’s inside your unit but how the entire building is performing.

How Long Does an Inspection Take?
The time it takes to complete an inspection can vary from property to property, but a general guideline is as follows; 3 hours for a detached home, 2.5 hours for a mobile home, 2 hours for a townhouse and 1.5 hours for a condo unit. During this time, we are hard at work processing every square inch of the property and recording images and video to insert into your digital report. We ask that our clients give us space during this time as we follow a system to produce our high-quality inspections which we are known for.
Once the inspection is complete, we invite our clients to join us at the property to do our thorough walkthrough. At this point we take you through the entire property room by room, discuss our findings and speak to any questions or concerns you may have. We will never rush you through your walkthrough and will stay for as long as needed to ensure you fully understand all the components of the home. Our walkthrough allows clients to see things up close and personal, rather than viewing items on an iPad or solely doing a verbal debrief, this is one of our biggest differences from the competition. You will also leave the inspection with our complimentary home maintenance binder which will assist you with future maintenance that will keep your largest investment in tip top shape.

Can’t make it to the inspection? Don’t worry we offer virtual video walkthroughs or a phone call to make sure you don’t miss out on the process.

Lastly, later that same day you will receive your fully digital report with pictures and videos which is yours to refer to for life.

Once the inspection process is complete, we invite our clients to call us with any further questions whether its that evening or years down the road, our services have no end date.
